So you have decided to sell your home…

So you have decided to sell your home and you are thinking about which Estate Agent to use. Then you contemplate handling the transaction yourself, after all you will save money by doing it this way right?.... I mean, how hard can it be to make a ‘For Sale’ sign and fix it to your front garden wall? You can put a free listing on the private seller website and an advertisement in your local paper then simply wait for potential buyers to contact you. Easy- job done.

However, private adverts can often encourage low and unacceptable offers from buyers as they imply you are desperate to sell and potential buyers feel that they will be able to convince you to accept their bid.

Sometimes a bid may not come at all as no one knows that your home is on the market to even view the property.

However, there are some more serious flaws to the idea of going it alone.

Not only are there the obvious security issues of letting strangers into your home, but if you answer ‘No’ to any of the following questions, then it may be time to reconsider and use a local Estate Agent:

  • Will your property gain maximum exposure? 
  • Can you show a property to a prospective buyer with the skill of a trained NAEA property professional? 
  • Could you handle the sales negotiations impassively? 
  • Would you be able to draw on various resources to determine the correct asking price? A failure to interpret the market correctly on an almost daily basis could mean that your house goes stale, severely limiting its saleability and eventual selling price.
  • Can you qualify buyers efficiently? 
  • Can you manage a chain in a sale?
  • Can you facilitate financial services? 
  • Can you liaise with solicitors on behalf of both yourself and the buyer? 
  • Could you handle a gazundering attempt following a misinterpretation of a survey?


Each of these are common issues that need to be handled by a well-trained and experienced property professional estate agent.

But perhaps the most compelling reason of all to use an estate agent is a simple one.

All this information helps me identify the perfect home for my prospective buyer even if it is not the original property that he or she initially showed interest in.
